Do I need planning permission to get a mezzanine floor for a warehouse?

You don’t need planning permission to get a mezzanine flooring installed, if it can be fully demounted and the changes are only internal. This is the case most of the time.

You may need approval from Building Regulations. It’s only in some rare cases you might need planning permission to install a mezzanine floor. For example, if your mezzanine floor is part of a project that does externally change your building.

Are there size limits when you have a mezzanine floor installed?

No, there are no size limits when you have a mezzanine floor installed. You can have it in any shape, size or height that you need. In fact, you can have 2 or 3 tier floors if you need double or triple the space.

Does a mezzanine need building regulations?

Yes. You will need the Building Regulations Approval before your mezzanine floor gets approved to be erected. The authority will need to do a full review of the building for health and safety, and the design of it.

Do mezzanine floors for a warehouse need to be fire rated? 

Your mezzanine floor might need to be fire rated. It depends on how you propose to use the space. Some mezzanine floors that are used for storing stock don’t have to be fire rated. But to get the stamp of approval from the Building Regulations, any offices that are sat on a mezzanine floor will need to be protected from fire risk.

Your mezzanine floor might need to be fire rated if:

  • More than 3 people will work on the mezzanine floor at any given time

  • The size of the mezzanine floor is half the size of the room it’s built in

  • The edge or full area of the floor is over a certain size

What is the minimum height for a mezzanine floor for a warehouse?

The minimum height for a mezzanine floor needs to be 14.7 feet or 440 cm between the ceiling and the ground floor. That’s the requirement to have a mezzanine floor that’s functional for space and headroom of your staff.

Does a mezzanine add value?

Yes, building a mezzanine in a warehouse does add value to your business in lots of ways. They’re modular and scalable, which means we can create a mezzanine to your requirement so there’s no limits in that sense.

Usually, warehouse mezzanine systems can carry up to 4,000kg/m2, which means it’s perfect for storage of heavier equipment.

Generally though, these are the recommended weight loads for your mezzanine floor.

How many steps are in a mezzanine floor?

You generally need a minimum of one General Access Stair. You might need more than one exit if you’re having a higher number of staff working on the mezzanine and it can depend on the load.

It’s previously been the guideline that mezzanines with less than 50 workers on only required one exit staircase. A higher number of individuals would need more stairways.

Is a mezzanine considered a storey?

No, a mezzanine is not a storey. It’s the ideal way of adding space capacity to your building without having to add a whole separate storey.

Can a mezzanine be enclosed?

Yes, but it has to meet certain requirements to do so. If there are at least two exits or the occupant load is ten or less, the mezzanine space can be enclosed.
